The following will provide you with more information about the operation of Camp Winding Gap as well as details about the sale.

What is for sale:
Land:  33 acres + all buildings + most supplies & equipment to begin a camp business as quickly as next summer.

In addition to a small pond, waterslide, horse pastures, hilltop knoll with outdoor fire ring, soccer field, and many other features, the camp also includes the following:

Horse Barn with 18 stalls, several horses, saddles, blankets, bridles, riding helmets, other assorted tack & supplies.  Upstairs feed storage area with feed chute.  Back of upper barn holds the Pioneer Room used to store camping equipment. Also comes with tarps, cooking equipment and a variety of other camping supplies & equipment.  Just outside the lower horse barn is a large outdoor riding arena.

Small Animal Barn has three stalls with indoor / outdoor pens, indoor feeding and feed storage area.  Also has a large fenced-in grassy area for goats, sheep or other small animals for petting area. Upstairs house the Woodworking Barn with several hand and power tools included.

A large Pole Barn houses larger equipment, wood, and hay in the lower stalls as well as space for equipment and other storage in the upstairs open area.  A ramp provides drive-up ability to upper area. Tractor and several lawn mowers are also included. Lower stalls range in height for storage of tall lawn mowers or small boat storage to motor home storage ability. Upper area also has several high-quality mountain bikes included as well as space for repairs, etc.

The Infirmary Building includes five separate rooms and large outdoor porch.  The largest of the rooms is used as a staff lounge with one additional room for their use with computer and phone. Another room is set up with several electric outlets for use as a computer/gaming room for campers.  Two rooms are adjacent to a bathroom complete with sink, toilet and shower.  The back room is perfect for a nurse or staff member living quarters with the front room set up as an Infirmary.  Just outside this building is a complete dog kennel with three indoor/outdoor runs that can be split into four.  All are attached to a building that easily accesses each run and provides room for feed and other storage.  Just down the hill from the Infirmary Building is a Gem Mine used to run the gem mining program and stores the buckets and equipment for the program.

The Water Shack houses the equipment for the Waterfront Program. Included in the sale are all the canoes (8 plus trailer) and four Funyaks as well as a variety of equipment such as paddles, lifevests, water game equipment, safety equipment, etc.

The Main Lodge consists of a Sun Deck, covered Activity Porch (new roof in 2005) with ping pong and fooseball tables. Activity Porch is large enough for dances and other large group activities.  Wheelchair-accessible ramp and bathroom are at the front end of the building.  Indoor Lodge room has beautiful rock fireplace, bookshelves line one entire wall, and covered box seats provide plenty of storage.  Small room off the main room provides lockable storage as well (currently used as a sewing room storage area).  Large Dining Hall seats up to 120 and all tables, benches and chairs come with sale.  Kitchen has two large refrigerators, six burner gas stove,  double oven, large griddle, one small dishwasher, one commercial dishwasher, double sink potwashing sink, large center prep table, lots of cabinet storage space, five chest freezers, two food pantry storage areas, laundry room with five washing machines and non-food storage area, dryer room with six dryers, back porch area with water hose and cleaning area.   Sale will also include all appliances and most of the dining hall & kitchen equipment such as plates, cups, utensils, glasses, pots & pans, etc.  There is a small bathroom with sink and toilet just  off the kitchen at the bottom of the stairs leading to the upper floor.  Upstairs residence currently houses the camp owners and provides three bedrooms, kitchen, bathroom, attic storage area, large living room and outdoor porch with stairs down the back side of the Lodge.  Another set of stairs leads down to the other side of the Lodge Building to the camp offices.  Two camp offices provide desks, files cabinets, large storage areas and a walkthrough to the back of the kitchen, another to the Dining Hall and one to the outside.  There is an additional bathroom with sink and toilet just off the main camp office.  There is also additional attic storage above the camp offices.


Behind the main Lodge are two buildings:  The Animal Care Pen which is divided into two large pens used to house bunnies, goats, ducks, etc. during the summer, and the main storage building which is divided into three sections: The first section is used as a lounge/office area for the camp senior counselors, the middle area is used for equipment & tool storage and has two sections in it, and the third section has one entrance leading to two rooms.  This section was originally built for the photography program for use as film development studios.

Throughout the camp are eight camper cabins, these cabins range from 12-person to 24 -person size.  Each has their own personality and unique features.  All are winterized, have electricity, heating, indoor bathrooms with showers, toilets & sinks and all have roomy outdoor porches.  All bunkbeds and mattresses in each cabin are included with the sale of the camp.

At the top of the property is a Range is used for both Archery and Riflery and provides a covered area as well as a lockable storage area.  All supplies and equipment to run both programs is also included. Just below it is a single-wide home with two bedrooms, kitchen, two baths, living room, and large driveway.


Two other buildings of significance are the camp Trading Post which has a side porch, indoor refrigerator, counter tops, shelving and huge storage in the back of the building.  The Arts & Crafts Pavillion has a large covered program area attached to a block building used for storage of program supplies and equipment.

At the entrance to the camp is the Directors residence which includes three bedrooms, office area, living room with rock fire place, dining room, large kitchen, laundry room and three bathrooms.  Roomy porches line the front, side and back.  A spacious attic area can be converted into additional rooms.  A two-car garage is behind the house and has an upstairs apartment with bathroom, small bedroom and large kitchen/living room area.
